View Full Version : JB's House Build

JB

I really did not think this house would need much after moving in, and it really doesn't I guess, but a stroll through Home Depot made me realize that I could spend alot of money real quick if I had it. The only thing I have done so far is replace the tacky gold door hardware on all the interior doors with some Schlage satin nickel hardware. I get the carpet steamed tomorrow. I have no eye for paint colors at all but have a gf and a mother who will probably disagree completely on what to choose.

Garage buildup will come soon. Thinking about floor coatings now. Driveway needs the weeds pulled from where the expansion joints were and then I would like to fill it in with some sealant.

I need to buy non collegeesque furniture, a flat screen wall mount, some nice patio furniture, a grill, and plenty of other **** as well.

The motor for the septic runs 24/7. I will have to take a picture so maybe Cook or Jordan could explain it. It is loud, and I would really like to muffle it so I can enjoy silence on my back porch. Maybe some sort of insulated fake rock.

Here are a couple pics of the property. There is alot of grass to mow. Ignore the chain link, the property goes to the barbed wire.

Anyone know what a blue flag with a solid gold star represents? The PO left it on the flagpole.

Nice place JB!

Ya, that blower for the septic will run all the time. I know some people plant bushes in front of their tanks to hide/quiet them, but you'd have to put some sort of root barrier between the tank and the plant. Park the jeep on top of it!:D

It is the "Burnet Flag".

http://www.lizmichael.com/aboutbbf.htm

The "Republic of Texas" movement uses it now. If you want I have a psycho, I mean guy who works for me that is involved with them. They make their own license plates and driver's licenses. He also writes "tm" after his name anytime he signs something. About twice a year he spends 3 days in jail for no registration/license, but he says he is truly free and the rest of us are not...

Additionally he can never retire because he figured since he was a member of the republic of Texas, he would not pay federal income tax. Well I guess Texas lets you screw around, but the Fed does not....

air pumps run 24/7 so the aerobic bacteria can effectively eat your doodoo. its probably a carbon vane pump. they are usually loud as ****. it looks like a box with a motor sticking out of it. solution is to get a concrete cover if it doesn't have one, move it away from the house, build **** around it, or replace it with a diaphragm pump ($$).

bad idea unless you want the tank to collapse.

Fire ants love to build mounds around these, and will fawk them up. Keep an eye out for this.

A guy was trying to sell these at our job site. they looked pretty good and they made them big enough to cover pool equipment. you could do that and just poke a pc of pvc through for intake air. I'm betting they are not cheap.

There are two concrete boxes sticking out of the ground. ONe of them has the motor mounted on top of it. It then has a concrete cover over it, but that does not seem to muffle it all that well. OUt of curiosity, how much is a diaphragm pump?

Carpet is going to go. PowerClean came out and said they had just been there last month. Said it had lots of pet urine, and another cleaning would not really help. I appreciated his honesty. I am now on the hunt for new carpet in the bedrooms and some type of wood laminate for the living and kitchen.

JB
09-11-2009, 02:26 AM
What could I expect to pay per sq ft for good carpet? One place in town is telling me 6.50 sq/ft installed, which ends up being way more than I want to spend. It is some good carpet, but damn.

I want something better than just the cut pile stuff.

Graystroke
09-11-2009, 09:04 AM
that sounds really, really high. you can get decent tile or hardwood for that. I pay $6.25 a foot for hand scraped #2 red oak turn key... the real stuff.

I can replace the air pump on the septic, with a quite one. when it goes out, or now if you please. You will probably also need a maintenance contract for your septic. Just give me a call if you get a letter from the health department about it.

It is painted now. Bedrooms, kitchen, and living are SW Softer Tan. Pretty neutral. Guest bath is a blue, and master bath is a bad green that I will probably change.

I got new Schalge entry door hardware on all the doors. I got my workbench built and it turned out pretty nice. I will snap some pics. Still waiting on carpet. Found one I like with upgraded pad, installed, $3.12/ft. That is still higher than I want, but it is in stock and could be done this week. I am going to look at some samples from Lowes today.

Got the DirectTV hooked up and put a cheapo propane grill together. It is getting there.

If it's one of the new 'smart' meters, the only thing you have to provide access to is your bunghole as they will be screwing you dead in it monthly....

(if he is going to have a trashcan behind it also, I would think he plans to have a gate on it so access shouldn't be an issue for the meter maid)

We used to have some stuff we would mix up in the soil on the family grave sites that would kill the grass for a few years. Pretty much a soil killer. I think that they still sell something like this at lowes/home depot. Put this stuff in the bottom then seal it back up and it should be good for a pretty good while.

Can you get a pressure washer to clean the joints out a bit?

DRAGOONRANCH

SL-1 is the sealant we use at work for the manhole lids. Pretty good stuff.

(this is not where we get it, I think we get it from Sheplers)

JB

The joint is 70' long, averaging 1.5" wide and 4" deep. That tube of caulk is not going to get me very far. But that is essentially what they sell at HD/Lowes. I need it in 5gal buckets.

TMatheaus
05-30-2011, 08:57 AM
get some backer rod and shove it in the hole about 1/2 to 3/4" below the top of the concrete and then fill with caulk, if the gap is huge like you are saying it may be easier to use some of that pipe insulation foam as the backer rod, as far as the caulk goes, we usually use the NP-1 in the joints

JB
05-30-2011, 08:18 PM
Thanks Tommy. I had seen the backer rod at Lowes, but it was only 3/4". I went ahead and bought that, as well as about 60' worth of diff sized pipe insulation. The joint starts at the garage and I can use the 3/4" there. Then, it steadily widens out to over 2". Everything fit in there nicely. Now to 'find' some NP1 at work. Thanks.

I finally got around to doing this. I found SL1 at McCoys. $16 a tube and I bought 14. This got me through MAYBE half of my driveway. There is a supplier in Ft. Worth that sells it in 5 gallons for $135. I would need to buy the right gun though.

Did it about 4 hours ago in 100+ heat and it is still sticky:confused2 Thought is would have cured alot faster. It kinda looks like **** right now because of the way i laid the backer rod in there,(over the rebar in a few places.) I am just going to need a ****load more than I was expecting.

Looks like I will still be traveling back and forth through there to the Carrizo Springs area the next month or two, so I'll definitely need to drop by on my way through!

....starting my own DaveO real estate empire with the house in Bryan :)

Enjoy! :D It's a glamorous life I live.

We did have someone turn in $2,700 in cash today for rents. So I guess one of my tenants is a dealer. Don't know which one though, no label with the drop. Go figure.

Did you check Sheplers/CnC out on Hwy 30? I know they have it by the 5 gallons and have the special caulking gun there too. Let me call in on Monday to see if I can get it at a better price there for you.

So the house in Bryan is rented and I am full time now in SA. Found a nice 4 bed in a decent little neighborhood, built in 1980. Closed last Thursday and have gotten down all the popcorn ceiling, had it all textured, had dozens of old poorly done patches fixed in the walls, had the master bath complety retextured from a bad remodel at some point. New fixtures, plugs, switches, etc

House had a total of 8 different paint colors throughout. Painter finished today and we are down to three

I tore out all the original baseboards and installed all new base. Air finish nailer is very nice to have

Hopefully will get carpet early this week and I can move in

Garage is two car with 2 single doors. They seem very low, not sure bronco will fit. It does have fittings for a shop sink. Need to build a 12' swing gate in the fence to park Diane and the trailers

Has a very nice patio that has been screened in. Not halfassed either, looks expensive, but I dislike it. Old people such as realtor and parents love it. Think I'm goin to take it down

So much more to do

I really wish I had a good screened in porch. Would keep the flys and skeeters at bay a bit.

Not so much bugs around San Antonio.

After living there for 18 years I disagree. There were several times during the summers when even a bunch of citronella candles couldn't fight off the mosquitoes. I wish we had a screened in porch. Our neighbors did and it was awesome.

Maybe I lived on the bay too long then. Sure hasn't been much bugs in the San Antonio area lately with all the wind and no rain.

LED lights or yellow bulbs cuts down all the outside bugs except mosquitoes. Worked well for my non-screened in deck that's about 30 yards from a creek.

Had yellow bulbs in Bryan, seemed to work well.

I got the carpet in last night and spent first night there. ALl painting is done. Really need to take another few days off and get all the little stuff done.

I've been trying to just do a little bit every day on mine. Slow, but it's progress.

Stripping out all the 70s wood paneling in the garage and redoing the drywall. Then, lots of fluorescent lighting. Fun times.

I have 90% of the electrical stuff done. Lots of issues but I have most of them worked out. I still have a random bedroom light switch that controls all my living room and another bedrooms plugs

Got uverse yesterday and Internet is fast. I like it so far

Jeremiah came over yesterday an we ripped out some garage lower cabinets that were junk and move some of the old uppers around. Got some material from work today and am going to build my work bench this weekend

Buy some of the cutter or off that you spray with the hose, it works well. I would wait till after the rain tho, usually lasts several weeks.
