Well I am building a house. This thread may be a little pre-mature but I am excited. They wont be starting on it until mid march. Here is a pic of the floor plan.

the houses are not as tight as chadnutz's house. i bought the biggest lot my floorplan would fit on. the house is 70' long and has to be set 16' back for the driveway. my lot is 130' deep so i have a decent size back yard. many of the other lots are closer to 100' deep so it would be like no back yard

The garage will be a little tight at 17x19 but i will make it work fine, and i added power to both sides of the wall in the garage, the ceiling and an aditional jack in the rear, also a dedicated single plug for the aircompressor which used to kill the breaker on my old house when used with lights ect.

What size lot is sam's house on?

Mine is on a 45 or 50 I dont remember. Mine is 120 foot deep.

Hers is on 77' ish. But hers is 3 "compartments" wide instead of 2 like yours and tates.

Glad you got the deeper lot tate, we already have a tiny ass backyard, and that wouldve been super tiny.

I went to look at some Outback Homes last weekend with Stef... The girl in the model looked at me funny when I told her that garage space and a flat driveway were important to me before I said anything about the inside...

That is why I only looked at 2 houses before buying. They were the only two in the area I could find with the right driveway and garage.

Well i went out and took some pics and measured the lot, it is 130' by 48' so you were pretty close on your guess. the reason it is long and not wide is because they dont have any lots out there that are that wide. i dont know if you know but realestate out here in sa has gone through the roof. as of right now it has not been annexed to sa so taxes are cheaper. i heard that across the road all the million$+ house owners are fighting annexation so if they win i could save 1% property tax

Plugs in the garage weren't even an option in the house I live in. But my landlord asked the electrician to put one in for the deep freezer so we've got one. Get something better than sheetrock in the garage if you can. Wood sideing like for the outside of a house is good. I suppose you aren't worried about parking in the garage so the size should be fine.

it will be drywall in the garage... no other options on that matter, i might put plywood up over it or replace it but not right away, it isnt very high on my priority list. one problem with these homes is that they wont do certain things to keep prices down. all it really means is that i have to fix it after i move in.

I'm sure you have to have the drywall in the garage to get the fire rating between the house and the garage since the garage is connected to the rest of the house.

edit: Oh I just read what kopecki said, i dont think plywood is gonna give a high enough rating, if any.

Doesn't look like those houses are much more than 10ft apart to me. Glad to see I can't buy a house on a single income without being used as a comparison for other people's first homes. :flipoff2:

It's not so bad. I have awesome neighbors on both sides. One is a family but they are all really nice and help me out before I even ask. When my trees were recently planted I forgot and left the water on one of them on a windy day. The ground got so wet that it fell over. I was in the shower and one of them held the tree up while the other knocked on the door until I answered. They also let me put everything from my garage in theirs so I could paint my floor, and they would bring me bags of sawdust to soak up oil at the end of each day that they worked on their deck.

My other neighbors are a 22 and 23 year old couple. We go out a lot and they invite me over for food a lot. I only have basic cable, so when big sports games come on I watch them with those two. I also borrow their shop vac whenever I work with wood. It's nice to just hop off my porch and then hop onto theirs whenever I need something.

If your neighbors are cool, then the proximity doesn't matter. If they suck...well that's another story.

with neighbors that close, who needs roommates? seriously though, they're being nice b/c you basically live with them. it's the same as feeling obligated to listen to at least the first half of your roommates horribly boring, unintelligible stories. pretty soon, it becomes the first half sentence. then its all over.

Ok well things have changed bigtime in the last few days. The house I have discussed above is still being built but as a spec house because I backed out of it. I am now building one that it about 1000sf larger and much nicer. I had pretty much maxed the other house out on options. I found another builder (centex also but different plans) that I liked much better. The prices are higher but they come with most of the options I had selected already and offer many of the upgrades I couldnt even get with the other builder. I dont have any final numbers yet but yesterday we walked through one that was in the sheetrock stage. On thursday we are going to look at the model home that is almost finished being built. And then on Saturday we are going to finalize our paperwork for options and whatnot. This one will be somewhere in the $230K-250K range while the other was just 180K, but will be less per square foot and much much nicer. Only pitfall is that now instead of having a july/august close date I will have a august/sept close date... I guess I have a month to come up with that extra 50-70K.

ok well looking at my budget again i think we have decided to keep the house to one floor... it will still be 2271 square feet and in reason.... we want kids in the next 4 years and the top floor would put us about a year later than that

Those lots usually have long driveways and often pass throughs to the back yard. The Scotti house is another example. My first house was ~1300. I use about that much of my current one. Hideable driveway space is key. Then the Vincent setup takes it to the next level.

Ok well progress is finally being made. Before I left for my honeymoon they marked the corners of the house. I told them they had to be wrong because one corner was on the property line. Well a week later when we got back i saw the batter boards up. Elise's dad had been out there and had them move it. I raised the flag that it still wasnt right. so they had the engineers come out again and now it is right. they had to move it left 2 feet and 4 inches back. they have the lot all sandbagged with the plumbing in. yesterday they were working on the rebar work so i am thinking the slab will be poured this week depending on the weather. i dont have any recent pics but have one from the rear of the yard. It is a good size lot.

i downloaded some software the other day called "neighborhood outlook". it lets you project what your neighborhood will look like in 5 ,10, 15, etc years. i downloaded your pic and set it to 1 year. its still in its beta version so they still have some bugs to work out before it goes to market.

i drove out there today and the slab was poured... looks like they did it yesterday because it was fully dry... they must have timed it well because it poured yesterday and it wasnt pitted at all

everywhere I seen the white flight it goes north. ok I have only really seen Dallas. so i always think its funny how it goes south here in CS.

I think it is cool how some of old dallas is still nice, and other parts are getting revitalized.

In my neighborhood 1-2 y/o houses are selling for 15-20k more than they were purchased for.

The new ones are 20-25k more than I paid for mine 2 years ago.

i thought the concert was tomorrow... need to check... my house in the only 1 story on the street and the average price on my street is about 60k more than i paid... it would be hard to sell a used house in the area as long as the new ones can be had for close to the same price range... i know of one in a lesser neighborhood that has been on the market for about 6 months and they are stuid for what they think they can get for it

ok i am back, it has been a long time since i have been on the board. The project manager for my house sucks and keeps pushing back the closing date. He cant seem to get anything right. last weekend i decided i was tired of dealing with his crap so i made an offer on an existing house (4 years old) in another neighborhood (much nicer area i might add). Got it well under market value, the owners are an aggie couple Class off '97-'98 i believe. I had the inspection on saturday and am just working out the details of that now. close is set for 10/12... which means i might not make the davido wedding... possibly we close early.

only $500... seeing i got my new house at about 30k below market and the neighborhood isnt still under construction it is worth the loss... besides i am getting buttraped going month to month right now

it is called pinon creek, it is just off evens right next to encino park... it is a small neighborhood a block from roan elementary, less than a mile from the middle school and brand new highschool... great place to raise kids. this house also has a study(aka 4th room) and a formal dining room. so i wont be growing out of it anytime soon
